Robert (Rob) A. Dudek
 

Robert (Rob) A. Dudek is an experienced transactional lawyer in the areas of commercial, retail, and multifamily housing development, project financing, real estate operations, and construction, with a focus on senior residential communities. Prior to joining Gonzalez Saggio & Harlan, Mr. Dudek served as In-house Counsel and Director of Legal Affairs and Development Group Member at a regional housing development company that also provided consulting services to non-profit organizations. In addition, it operated a property management firm and a construction company specializing in senior and student housing.

His development experience includes managing the sale of investment properties, preparation of operating agreements, drafting of commercial offers to purchase real estate, preparation and facilitation of various forms of construction and permanent financing, closings, title commitments, survey assessment, commercial and office leases, developer agreements, managing general contract disputes, and preparation of Site Assessment Grant (SAG) applications for site environmental remediation.

Mr. Dudek’s property management and operations experience includes the implementation and organization of property management agreements, standard tenant lease forms, service provider space agreements and leases, and a variety of contracts relating to property management responsibilities and services. He has supervised regulatory compliance activities particular to affordable housing projects and related income qualification guidelines imposed by the United States Department of Housing and Urban Development (HUD), and the Wisconsin Housing and Development Authority (WHEDA). He has also managed landlord/tenant issues, and oversaw and managed litigation matters with outside counsel.

Mr. Dudek has extensive experience in financing commercial, retail, and housing developments. He has worked with borrowers in project financing involving credit enhanced taxable bonds, FHA insured products through HUD, tax incremental financings, HUD funded HOME Program loans administered through the Wisconsin Department of Commerce-Bureau of Housing, AHP program financings, as well as conventional bank financing.

Construction-related experience that Mr. Dudek has handled includes the preparation of prime contractor and subcontractor agreements, compliance issues, mediation and settlement of contract disputes, and responding to construction lien filings.

Mr. Dudek earned a B.S. in Accounting at Regis University in Denver, Colorado and his J.D. at Marquette University Law School. He is admitted to practice in Wisconsin. He is a member of the State Bar of Wisconsin and the Bar’s Real Property and Business Law Sections. Mr. Dudek is the Chairman of the Hales Corners Community Development Authority and the President and Board Member of the National Speedskating Hall of Fame and Museum.
